& SAN BERNARDINO The intersection of State Highway 39 (Azusa Avenue) and San Bernardino Road provides an excellent south entrance to Covina's Azusa Avenue Commercial Corridor. The north section of this corridor includes Wal-Mart, Home Depot, Toys R Us, Petsmart, Guitar Center, Michael's, Albertson's, Home Town Buffet, Shakey's, Pep Boys, Covina 30 AMC Theater Complex (largest in LA County) and Staples. Soon to be added to the area will be a Gigante Market and an Office Depot. Currently all four corners of this south entrance intersection are commercially active and provide both a stable economic climate and excellent opportunities to renovate or develop. The north east corner is the Northwoods Inn one of the San Gabriel Valley's most successful restaurants. This long time Covina favorite is known throughout southern California for its quality food and comfortable environment. This institution has tremendous drawing power for the area. On the north east corner is one of Covina's most successful neighborhood shopping centers. A Chucky Cheese Restaurant currently the primary anchor for this center. Also located at the site are Carl's Jr./Green Burrito, Kragan Auto Parts and El Pollo Loco along with a large array of in line shops that generally are at nearly a zero vacancy rate. The center contains a former 45,000 square foot Lucky's super market, which is currently available. The southeast corner provides opportunities for renovation as the center has some vacancies. This center currently contains nearly 121,500 square feet of gross leasable space and is anchored by a Cocos Restaurant, a Sav-On Drug Store and a Smart and Final. The primary available building is a former 40,000 square foot Miller's Outpost. The facility can be divided to accommodate more than one business. The southwest corner provides the greatest opportunity for new development. This site is nearly 13 acres of land that exists within a redevelopment area, for which a Design for Development has been established. The Design for Development calls for the project to have approximately 200,000 square feet of commercial retail building floor space designed as a pedestrian friendly power center. The building design will be developed in a Mediterranean style in order to compliment the existing character of commercial shopping centers in the area. The latest estimated population within a five-mile radius of this intersection is 450,000, with 51.8 % between the ages of 21 and 54. The 1997 estimated average family income within the same five mile radius is $58,000 and 50.5% of the population within that radius has a family income of $50,000 plus. Two universities and two community colleges are within a five-mile radius and the location is situated on major arterials with over 54,800 daily traffic count.
